BackgroundThe Gateway center is a 99,913 square foot neighborhood shopping center located in Palmdale, California. National and regional tenants include Vallarta Supermarket, Fallas Paredes (NAP), Blockbuster, Downey Savings, Factory 2U, Rent-A-Center, Subway, Check Into Cash, American General Financial, Del Taco (NAP), Washington Mutual (NAP), and La Petite Academy (NAP).
ChallengeGateway center had a yet to be opened Hispanic grocer moving into a former Ralph's location that performed poorly. In addition, the new grocer was already present in the submarket, with another location less than one (1) mile away. At the time, investor sentiment on the Palmdale market was extremely "bearish". The center also had extremely low barriers to entry with several new centers going online in the immediate trade area.
